Land Planning and Conceptual Design coordination between the critical consultants; Design Architect, Landscape Architect, Civil Engineer and Legal Representative to maximize best use for property.
Development Rights Approval
Liaise with Government Departments responsible for Development Rights Approval; Zoning, Fire Department, Public Utilities, Building Control and Urban/Coastal Development Authority.
Financial Modeling Desc
Financial modelling and coordination with independent marketing study to determine the most efficient development project budget to maintain investor return expectations. Reverse budgeting from expected revenue to confirm quality level that can be achieved.
Actionable Cost Plan
Develop an actionable cost plan that details out all project delivery costs; Architecture/Engineering, General Construction, FF&E (Design and Procurement), Legal/Accounting, Financing, Pre-opening Expenses, Initial Operating Supplies/Inventory and Working Capital Allowance.
Project Procurement Strategy
Develop project procurement strategy and issuing out Request for Proposal (RFP) detailing what is expected from the design and construction team. Identifying the appropriate team with experience in delivering the quality expectation and possessing the ability to deliver at the budget level of the project.
Assist Legal Consultant
Assist Legal Consultant with agreements for design team, using standard form templates. All contract terms and conditions will need to be approved by the Owner’s legal counsel prior to signing.
Lender Negotiations And Financial Analysis
Assisting with Lender negotiations and financial analysis related to development budgets. Liaise with the operator to develop an operating pro-forma to assist with financial analysis.
